2. BOOKINGS & PAYMENTS
- All reservations must be confirmed with full or partial payment as specified at the time of booking.
- Payments may be made via approved payment channels provided by The Aria.
- Rates are quoted per night unless otherwise stated and may vary based on availability and season.
- A valid government-issued ID may be required before check-in.
3. CHECK-IN & CHECK-OUT
- Check-in time: From 3:00 PM
- Check-out time: By 12:00 AM
- Early check-in or late check-out is subject to availability and may attract additional charges.
- Guests must present valid identification upon arrival.
4. SECURITY DEPOSIT
- A refundable security deposit may be required at check-in.
- This deposit covers damages, missing items, or violations of house rules.
- Refunds are processed after the apartment is inspected.
5. OCCUPANCY POLICY
- Only registered guests are permitted to stay overnight.
- Maximum occupancy limits for each apartment must be strictly observed.
- The Aria reserves the right to refuse entry or terminate stays that exceed occupancy limits.
6. USE OF PROPERTY
- Apartments must be used for lawful purposes only.
- Guests shall not engage in activities that may disturb other residents or damage property.
- Parties, events, or gatherings are strictly prohibited unless prior approval is granted.
7. DAMAGES & LIABILITY
- Guests are responsible for any damage caused to the apartment, furnishings, or property during their stay.
- Repair or replacement costs will be deducted from the security deposit or billed directly.
- The Aria is not liable for loss, theft, or damage to personal belongings.
8. CANCELLATION & REFUNDS
- Cancellation policies vary depending on booking terms and will be communicated at the time of reservation.
- Refunds, where applicable, will be processed within a reasonable timeframe.
- No-shows may result in forfeiture of payment.
9. HOUSE RULES
Guests agree to comply with all house rules, including but not limited to:
- No smoking inside the apartments
- No illegal activities
- Respect for neighbors and the surrounding environment
- Proper use of appliances and facilities
Violation of house rules may result in immediate termination of stay without refund.
10. MAINTENANCE & ACCESS
- The Aria reserves the right to access the apartment for maintenance, inspection, or emergencies with reasonable notice where possible.
- Guests are expected to report any faults or issues promptly.
11. FORCE MAJEURE
The Aria shall not be held liable for failure to perform obligations due to events beyond its control, including but not limited to natural disasters, power outages, or government actions.
12. PRIVACY
Guest information is collected and used in accordance with our privacy practices and will not be shared with third parties except where required by law or necessary for service delivery.
13. TERMINATION OF STAY
The Aria reserves the right to terminate any stay without refund if:
- Terms & Conditions are violated
- Guests engage in misconduct
- Safety or property is at risk

These Terms & Conditions shall be governed by the laws of the Federal Republic of Nigeria.

REFUND & CANCELLATION POLICY
1. GENERAL POLICY
This Refund Policy outlines the terms under which payments made to The Aria Serviced Apartments may be refunded.
2. BOOKING CONFIRMATION
A booking is considered confirmed once payment is received.
Guests are advised to review all booking details before completing payment.
3. CANCELLATION POLICY
Standard Bookings
- Cancellations made at least 72 hours before check-in may qualify for a partial or full refund (subject to processing fees).
- Cancellations made within 72 hours of check-in may not be eligible for a refund.
No-Show
- Guests who fail to check in without prior notice will forfeit their booking payment.
